Full Service Maintenance Division:

  • Experienced and fully equipped maintenance division routinely handles:
    • Interior/exterior painting.
    • Carpentry repairs.
    • Lock re-keying, replacement, & installation.
    • Plumbing repairs, fixture replacement.
    • Electrical repairs.
    • Countertops.
    • Ceramic tile, grout, caulking repair/replace.
    • Drywall installation, repair and refinishing, texture.
    • Sprinkler system repair, seasonal turn on, and winterization.
    • Floor installations and repairs.
    • Landscaping maintenance including mowing, bush & shrubbery trimming.
    • General cleaning.
    • Trash & debris removal.
    • Gutter cleaning & repairs, etc.
  • Promptly address tenant complaints.
  • Promptly inspect & prepare vacated units for occupancy by new tenants.
  • Maintain list of established, insured, competent and reasonably priced vendors for maintenance that is not performed ''in house'' including:
    • Heating & air conditioning.
    • Appliance repair.
    • Pest control.
    • Sewer line cleaning.
    • Concrete & masonry repairs.
    • Garage doors & openers.
    • Gutter replacement, etc.
    • Rooftop repairs & replacements.
    • Floor coverings, etc.
  • 24 Hour Emergency Services.
  • On-line maintenance request form.
  • Our state-of-the-art maintenance software allows us to track all maintenance repairs and to develop trend analysis and track warranties.
  • Supervision of property repairs and maintenance.
  • We make sure that the job is done right and at the most reasonable rate possible.
  • Only pre-selected, qualified vendors work on our properties to ensure fair pricing and quality workmanship.
  • Quarterly, biannual, or annual preventative maintenance and interior inspection programs can be put into place, if so desired by the owner for a nominal fee.
  • A well-maintained property will rent faster and at a higher amount.
  • All of our vendors are to perform a short property survey of the property and report problems to our Managing Partner.
  • Insurance: Our vendors are required to carry and provide proof of liability and worker's compensation insurance. APM carries $1,000,000 in General Liability.
  • Copies of all invoices are mailed each month with your owner's statement. (NOTE: You will never be billed for more than the actual invoice. This is our guarantee.)
  • Clients receive the benefit of our volume purchasing discounting on materials & services. Services and products purchased from vendors are passed on to our clients at our cost.
  • Maintenance personnel are equipped with cellular phones and service vans so tenant complaints and special situations can be quickly and efficiently addressed.
  • 24-hour emergency lines so emergencies are addressed quickly and efficiently.
  • All employees covered by Workmen's compensation and liability insurance.

Assistance in handling hazard insurance claims including filing, cost assessment, and damage repair.

*Actual cost of physical work on the property including routine maintenance, repairs and improvements is not included in the management fee and would be an additional expense to the owner. The arrangement and supervision of these items is normally included in the management fee except some major projects valued above $1,000.00. Please see Management Agreement for labor rates. Volume discounts received on products and survives purchased from vendors are passed on to the client at cost.
