Initial Consultation with Property Owner Will Review:
- Monthly rental rate based on property values and desired income.
- Terms of lease. We will discuss any term with our owners and prepare the lease if they approve.
- Repairs/improvements before placing the property on market to obtain the best rental rate in the shortest amount of time.
- Estimated cost of repairs/improvements recommended, if any. You will always receive the original invoice and never be charged more than the amount shown on the invoice.
- Advertising options.
Marketing & Showings:
- Our web site is posted on every sign and advertisement.
- We also do Internet advertising with digital photos on a number of websites including Rentals.com, Boise craigslist, and RentalHomePros.com. These are very popular web sites that receive many hits from prospective renters. These web sites have excellent placement with the major search engines like Yahoo & Google. Additional advertising costs may be accrued.
- Placement in the Idaho Statesman classifieds section is also available at the discretion of the property owner. This is an additional cost as well.
- Property Manager shows properties in a timely and professional manner to prospective tenants.
Sales:
We specialize in property management and do not actively list real estate. Our management agreement does not require that you list the property with any specific person or company when you decide to sell.
