How to Qualify for the Perfect Rental

It’s time to move into a new place. When you’ve found the perfect home, it’s important to make sure you have all your ducks in a row, so that your chances of getting into the property you want is that much easier!

At Aloha, our tenant placement requirements are on par with those of other quality professional property managers. To ensure that your application will be readily approved, try to get as many of these important requisites in place:

  • Have a credit score of 600 or higher. Once you submit an application, a third-party company will run your credit.
  • Be a great renter and have a good history of being responsible with your home, paying rent on time, and leaving your previous property in excellent condition. We ask for 3 years of rental history when you apply.
  • Have a monthly income of 3 times the rent. Your income can be verified with pay stubs, direct deposit bank statements, a letter from your employer, or tax statements.
  • Have a clean criminal record. You must be 3 years free and clear of all felony convictions, probations and paroles. Applicants with sexual or violent felonies on their record will not be accepted, regardless of time since the conviction.
  • If you have a pet, make sure you’re allowed to have it at the unit for which you’re applying. Furthermore, keep in mind that we do not rent to owners of certain breeds that are deemed dangerous on the vicious breed list. You will also need to have your pet certified through PetScreening dot com.
  • Communicate honestly. By keeping lines of communication open and answering your property manager’s inquiries in a timely manner, you’re doing everyone a favor!

If your credit score or income doesn’t qualify you right away, you may have the option of bringing in a cosigner for your lease.

Cosigners are only considered for special circumstances or on behalf of the property owner, must live in the Pacific Northwest, have a credit score of >745, and have a net income of 6x the monthly rent.
