  • Q: What are application qualifications?

    A: You may find a list of Aloha PM qualifications here.
  • Q: Can you hold a place before I apply?

    A: We can only hold a rental once the application has been filled out and approved and the security deposit has been paid.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: Aloha PM does not require last month’s rent. First month’s rent and security deposit need to be paid separately.
  • Q: How old do you have to be to apply?

    A: All applicants must be 18 years old.
  • Q: Is the deposit refundable?

    A: Per your lease, professional cleaning and professional carpet cleaning and any tenant related maintenance will be deducted from your security deposit.
  • Q: Who needs a cosigner?

    A: We require a co-signer if the applicant does not meet the rental requirements.
  • Q: You have a property I want to rent. How do I apply?

    A: It’s easy! Just go to our available rental properties click a property you like and an apply now button will be avialable on the property detal page. That will take you directly to the application.
  • Q: How do I pay rent?

    A: We make it quick and simple to pay rent by offering online payments through your online Tenant Portal.
  • Q: I want to get a pet. What do I do?

    A: Not all of our properties accept pets so the first thing you have to do is call Aloha PM to see if pets are allowed in your property.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: Call our office and we’ll walk you through the process. We’ll want to make sure that the names on the lease are changed and that you’ll be able to carry the rent on your own.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: We’ll be sorry to see you go but we understand that people move for various reasons. You will need to fill out a 30-Day Notice that can be found here. You may also fill out the form on your tenant portal.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: Repairs that are tenant caused are paid for by the tenant. If repairs are not tenant caused, then it is the owner’s responsibility. If you are unclear on any repair liability, please call Aloha PM.
